Assertive self-storage proposed for Newmarket Square | Universal Hub

A Brookline real-estate firm has filed plans to embiggen an existing records warehouse at 134 Hampden St. in Newmarket Square to create a new self-storage facility - including a set-aside area specifically for self storage of wine.
In its filing with the Boston Planning Department, Bahlmann Capital Group of Brookline says it would add a six-story addition to the existing six-story hulk, creating a roughly 106,000-square-foot building.
Part of the ground floor would be leased as retail space. A small area would be set aside for the self storage of wine. Also:
A pocket park will be created at the corner of Hampden and Howard, and larger windows on the lower floors will activate the street front.
Bahlman adds:
The design incorporates industrial materials like brick, corrugated metal, and perforated panels, respecting the area's character while creating a modern aesthetic.
The building would have 17 off-street parking spaces.
Bahlman's owners are themselves are part of the overall esthetic, the filing states:

In addition to Boston Planning approval, the project will also need to go before the Zoning Board of Appeal, in part because while warehousing is an allowed use of the parcel, self storage on the lot requires a once over from from the board.

Can't they come up with housing or a use other than storage....that area is too close to downtown to waste land building storage while folks can't find affordable apts?!
